1)Mortgage Application, Brokers Fees, and Points - These costs can amount to thousands of dollars some like the application fee are poc (paid outside of closing) $200 to $500 depending on the lender. Broker fees a percentage of the loan are sometimes waived or rolled into the mortgage. Points .5% to 4.0% of the loan amount can be rolled into the loan or paid at closing this cost is based on your credit and buy down cost of the mortgage. Good idea to shop lenders.

2)Appraisal Fee - $150 to $550 can be higher they vary in price depending on the size of the property, complexity and price range. On larger more expensive properties banks may have an outside appraiser rather than their bank appraiser which will increase the cost. Paid at closing.

3)Survey Fee - Your bank or mortgage company may require a survey or updated survey depending on the local custom. Costs are from $400 to $1200 or more, this is one area where common sense says get a survey. A survey will give you the assurance that you are getting the property you think you are buying. It will show all buildings, sheds, garages, decks, porches, driveways, and walkways. It will also show whether your structures encroach on your neighbor’s property or his on yours.

4)Title Insurance - Most lenders require you to pay for a Lender Title policy a must do for you is to get an owners Owner’s Title Policy this will insure you against any claims of past issues that could affect your ownership of the property. Based on cost of the property several hundred to thousands of dollars.

5)Attorney’s Fees- Depending on local custom an attorney may be required. Real Estate transactions are complicated and a good real estate attorney can make a smooth closing. Based on hourly fees or fixed if they handle the closing, plan on $400 to $900.

6)Property Taxes - You will be required to reimburse the seller for pre paid taxes or you may be paid from the seller’s funds if taxes were not paid. Any event you will put money into escrow usually 3 months that is held by the lender to pay the taxes when they come due.

7)Homeowners Insurance - POC 12 months in advance required by the lender.Also 3 months escrow by the lender at closing. Based on cost of the property, type of construction, location, your personal credit rating and previous insurance usage.

8)Homeowner Association Dues/Fees - You will be required to reimburse the seller for any pre paid homeowner fees. Depends on subdivision location condos, townhouses, and gate communities will have them. This should be listed on the seller’s disclosure documents.

9)Transfer Tax - Normally paid by the seller sometimes split with the buyer in the sale price. Some states are as high as 4.5% of the sales price check out state laws could be thousands of dollars. Paid at closing to the state, county and city.

10)Miscellaneous Service Charges - First time home buyers get hit hard here check out the hook up fees for electric, gas, cable, and telephone. Also deposits if you have no track record of paying utilities. Hundreds of dollars.

As I become more successful with my internet business I have become interested in ways to move my business to the next level.

Besides pumping more money into advertising it occured to me that increasing my closing percentage on my websites to the visitors I am getting would be a free way to make more money without spending more money to do it.

Writing better copy in my ads and on my websites itself surely would help me reach this goal.

I know in off-line sales that it is not only what you say, but how you say it. To achieve the same results without the benefit of voice inflection will require getting my prospective customer into an almost hypnotic state of mind.

First let’s define what an hypnotic state of mind is.

A few weeks ago I wrote about a bike ride I’d completed and how a goal-setting process helped me accomplish something well beyond what I’d ever done before. One reader replied talking about setting goals for herself. That she needed to set specific goals, because she usually just tries to have it all, and she can’t.

I probably could have focused on the message about setting specific goals. Instead another word jumped out at me in that email. “Can’t.”

Did you ever hear a quote to the effect of “if you think you can, or you think you can’t, you’re right”?

In prosperity reading we see a lot about the power of our thoughts and words, and the way they come true. How many words are more powerful than “can’t”? Think about it. Once you say you “can’t”, all your creative juices stop. You stop thinking of possibilities. You stop seeing opportunities. You mentally slam a door.

Several years ago I took a workshop that focused on who I was and who I wanted to be, how to harness my own abilities to create the type of life and relationships I wanted. I won’t say the experience was easy, but I will say that through the challenges that came up in that workshop I lost the word “can’t.” I just don’t say it any more, and mentally cringe when someone else does. Why would we throw up roadblocks like that?

Sure, there are some absolutes. I can’t fly to the sun for my vacation. I can’t have my great-great-grandfather join me for a picnic. A 300-pound football player can’t be a good jockey. But those absolutes are so few compared to how often we use the word.

I started breaking myself of the “can’t” habit by using a metaphor that might be a little ugly, but it gets the point across. The idea is, what would it take? Say I got the idea in my head that I wanted to win a tap dance competition three months from now. I’ve never tap danced in my life. It’s easy to say forget it, I can’t win.

But what if I take a different angle: If someone were holding a gun to my head saying Debbie, you have to win that competition or else, what would I do? Well, I’d get going, wouldn’t I? I’d start now looking for the best studio I could find. Maybe it wouldn’t be convenient, or cheap. Maybe it would completely interfere with my other commitments. Maybe I’d have to take a leave of absence from my job, rent a room halfway across the country, and do nothing but tap dance for the next three months.

Now, in real life, am I likely to do all that? No. But it’s not because I can’t. It’s because the price is too high, and I’ve chosen not to. See the difference? Just switching that mindset from “can’t” to “what would it take” mentally opens the door to all kinds of possibilities. Maybe you choose not to, but you make an informed and considered decision, and you stay in charge. Not circumstances, but your choices. How empowering is that?

If you have spent any time online in the last ten years, I am sure you have heard the phrase “content is king.” I first heard the phrase myself in 1996 during an undergraduate computer class at my beloved alma mater, Cornell College, (GO RAMS!). We were discussing a recent speech given by Microsoft founder Bill Gates titled of all things “content is king.” During the speech Mr. Gates made one, of what would become many, prescient predictions about the Internet, when he stated that “content is where I expect most of the real money on the Internet will be made (Gates).”

As any reliable, competent SEO practitioner will tell you today, the content used to write a site is one of the single greatest factors in obtaining high-quality search rankings across a variety of engines. Sites with detailed product or service information covering their specific niche are more successful online. What do they have in common? All of them realize that content drives the web and thus their site. The most successful sites focus on a multi-pronged “successful content strategy” that makes use of most, if not all, of the following simple content strategies:

1. Write content that is tailored to your audience, not to you.

If you read your site copy and find lots of self-focused verbiage (us, our, we) as opposed to more customer friendly language (you, your), then your content isn’t being written with your audience in mind. This is by far the single most common mistake editors make when writing their site marketing copy. Don’t forget your audience. However, very seldom will you be successful if you attempt to optimize your site content while writing it for your visitors at the same time. To accomplish both goals, follow this simple tip; search engines index as many as 500 words on each page they spider. Make sure your pages have a minimum of 500 words of content and appeal to your reader. Then go back and “mildly” optimize your pages around 1-2 keyword phrases each.

4. Write your content to elicit an emotional response.

Are you passionate about your web site? Does your site content communicate this to your audience? If not, you’re missing out on a valuable tool to market your product or service. Make sure to write your site content with strong “call-to-actions” whenever possible. “Buy me now;” “contact me for more information;” “ask me a question.” Don’t leave any doubt in your audience what you expect from them. If you don’t tell them what you want them to do on your site, they won’t do it.

5. Vary your content choices to heighten visitor site interaction.

Each page of your site is a unique entry and exit point for visitors to view your content. Thus, each page of your content-rich site should be varied and engaging to the reader. Using different forms of content throughout your site is an extremely effective way to encourage repeat visits and benefit from word-of-month marketing from satisfied users. To accomplish this, design pages containing FAQ’s, step-by-step product tutorials, interactive video content, online tools, and/or site specific content links. Mix these pages up and watch your site referrals skyrocket.
